Dear Residents of Adams Ridge,

Over the past few years, the ARHA Board and West Point Community Management (WPCM) have
completed several capital projects, assumed control of pool management and improved clubhouse and
common area maintenance. The planning was a team effort and designed to provide significant community
improvement with no increase in the maintenance fee. The hard work, dedication to sound fiscal practices
and overall teamwork of the ARHA Board and WPCM has actually resulted in the reduction of maintenance
fees from $55.00 in 2008 to $40.00 per month for 2011. The financial justification for the fee reduction is
based on actual annual operating costs and a 30-year Capital Reserve study conducted in 2007 and 2010,
which shows that we are in good financial condition for the future. The Board of Directors and WPCM met
and recently adopted the 2011 Budget. As stated above the monthly fee in 2011 will be reduced from
$45 to $40 per month starting January 1, 2011.
