Adams Ridge Master HOA Dues Special Assessment 2025
NOTICE: The Master HOA annual dues remain the same for 2024 at $60 per month or $720 annually. However, we will be implementing a one-time special assessment in 2025 of $60 per household that will be earmarked for pool renovations. The special assessment should be paid by 5/31/2025.
The $60 one-time assessment will be added to each household's account on 1/1/25. You may pay your special assessment directly to CCM just as you pay your dues via ACH or check. You may choose to pay monthly or as a one-time fee. Invoices will only be sent when an account is not up to date.

All food and activities are free to Adams Ridge Residents with a valid pool pass. A valid pool pass is required for entry into the pool area.
Please note: Guest passes are not permitted to be used at the pool during the summer kick off party event from 12-3 pm. Guests will be permitted at the end of the event beginning at 3pm. Thank you!
- Water fitness classes are 1 hour and are open to all Adams Ridge residents with a valid pool pass.
- Adults only (at least 18 years old)
- Each participant must sign in and have their pool pass when arriving for class.
- Class limit is 25 people, and will be on a first come - first served basis.
- Class will be cancelled in the case of inclement weather or other conditions deeming it unsafe to enter the water.
- Children are not allowed in the water during water fitness class, this includes the baby pool.

The work will begin on Kaufman Run Boulevard first thing in the morning to avoid the morning traffic, and will then move to Adams Ridge Boulevard at approximately 9am. Pool Update 6/14: The pool will open on Wednesday, June 15th 11am - 7pm. The main pool will remained closed on Tuesday, June 14th. The baby pool remains open on Tuesday, June 14th.
Pool update 6/13: The pump motor has been repaired and reinstalled. At this time, the water is being circulated and treated with high levels of chlorine. Our pool staff will continue to monitor the chlorine levels over night and into the morning. Once the chlorine reaches the appropriate levels for swimming our pool will open. We will post an update in the morning, but the main pool may not be able to open until later in the day on Tuesday, June 14th. We expect the pool will open for full use as soon as possible but no later than Wednesday, June 15th.

Our pool staff will continue to monitor the chlorine levels over night and into the morning. Once the chlorine reaches the appropriate levels for swimming our pool will open. Santa is visiting the

Santa will be greeting guests in the large ballroom from 3pm to 5pm with a
sensory-friendly time from 5pm to 5:15pm.
Advanced registration is required.
**Face Coverings are required for everyone ages 3 and up.**

Outdoor festivities will include Christmas music, hot cocoa, and cookies.

The following are updates and reminders for the pool usage rules as they apply to COVID-19, CDC requirements, State Government and Local Government Guidelines as of July 29, 2020. (subject to change)
These pool rules will remain in effect until new policies are posted. The rules are set in place to protect our ARHOA community, residents and the pool staff. We thank you for honoring the pool rules and appreciate your patience as we work through the summer 2020 season.
Change to Guest Passes effective July 29, 2020.
(3) guest passes maximum per family on Monday, Tuesday, Wednesday & Thursday.

Friendly reminders:

On Thursday evening 8/27/20 as a result of the storms, a table located on the upper deck of the clubhouse broke. The tempered glass from the table shattered and fell down to the pool deck. Glass was visible on the concrete closest to the clubhouse, in the grassy area near the shallow end of the large pool and in the large pool. We did not find glass in the baby pool areas or in the baby pool. Staff have been working to clean up the area. Glass was removed in all visible areas and the pool has been vacuumed. Even with all the effort to remove the glass, we know that glass is difficult to see and that glass remnants may still be on the ground or even circulating in the pool.
Draining the pool, cleaning the pool and refilling the pool could take up to 8 days to complete. Given the timing of the pool season we will not be moving forward with this option. However, at the end of the season during regular pool draining for the winter, the pool will be cleaned.
We know that pool season is coming to an end and that for many students school has been pushed back to start after Labor Day. Due to this reason, we have made the decision to keep the pool open to any community members that still wish to use the pool at their own risk. We have also cautioned off the area where glass was found just in case glass remains.
All pool facilities will be open as scheduled at 11 am today, Saturday 8/28/20. It is highly recommended that water shoes be worn while in the pool area and in the pool.
When signing in at the pool an additional box has been added for homeowners to check that they release the HOA of any liability in using the pool at this time and understand the risk. We appreciate your understanding and want you to make a decision that is best for you.
The pool staffing is currently being looked at and we are hoping to extend the pool hours during the next week and will close the pool at the end of Labor Day. Once updated the pool hours will be posted to Facebook and the ARHOA website.

Community Landscaping Update: Community Landscaping will be back on track during the second week in June.
The landscaping companies that service all Adams Ridge Communities and HOA's have informed us that their employee status will be at full speed as of June 6, 2019. They will need a few days to get caught up but will be back to serving our communities on a regular basis during that second week of June. In addition, mulching will occur around the date of June 15th. We are grateful for everyone's patience as many communities and landscaping companies were struggling during the months of April and May with a shortage of employees. We also know that the wet months did not help either. We anticipate our community will be looking good all summer long.

Adams Ridge Rays - Summer Swim Team
Our team:
Swim team is a fun summer activity for kids in our neighborhood! Our team has grown over the past few summers, and we hope that it will continue to grow every season. Last year we had almost 90 swimmers on the team! The focus of our team is developing strong swimmers and to introduce kids to competitive swimming. Swim team is a great way for kids to make friends, be active, and have fun!
Our season:
Our season runs from the end of May to mid-July. Practices run for one hour on Monday, Wednesday, and Friday mornings for the duration of the season. Meets are on Tuesday and Thursday nights in June and July. We have 7 meets throughout the season. Both team and individual championship meets are held at the end of the season.
Age requirements:
Swimmers must be no older than 17.
Skills:
Swimmers must be able to swim at least one length of the pool. We are a developmental team, so don't worry if you don't know every stroke perfectly. Our focus is on refining strokes and improving swimming skills and techniques.

Pool pass information and pool information packets will be available for pick up at the pool during open pool hours. 11 am - 8pm daily. Pool packets will not be mailed to your home address.
Your pool packet will include pool pass information, guest passes and an information sheet. Each household must sign off stating they received their pool packet.
Only residents in good standing with the ARHOA will receive their 2019 pool packet.
If you are new Adams Ridge Resident you will need to fill out a pool pass application.

Fertilization of Common Area Trees will be done on Wednesday, November 27, 2019. The technician will be in the commons area most of the time but there are a few areas where he will have to walk on the outskirts of homeowner’s yards to reach the trees. This treatment is all injected below the soil surface. There is no spraying and no concern for people or their pets. Thank you.

Cross New Playground - Update
The playground is expected to be completed by June 14, 2019.
The rainy spring weather has impacted the playground reconstruction but we are now on our way toward completion. Some of the playground equipment has been reinstalled to prepare for the drainage that will be placed under the playground surface. Please remember the playground area will remain closed until the project is completed.
Save the date for a Popsicle Playdate at the grand opening of the new playground on Saturday, June 22nd. - this is postponed due to all the rain. Cross your fingers for drier weather next week. We will be planning for Saturday, June 29th but will be sure to announce it once confirmed.

The deconstruction of the existing playground and the construction of the new Adams Ridge HOA Playground is schedule to start the beginning of April.
The new enlarged playground will have a new water drainage system, a few new pieces of play equipment, new play area surface and new certified playground mulch.
The play ground will be installed by a certified playground company and will be in compliance with playground code.
We anticipate the new playground will be ready for our young ones at the beginning of June, just in time for summer play.
