Adams Ridge Master HOA Dues Special Assessment 2025
NOTICE: The Master HOA annual dues remain the same for 2024 at $60 per month or $720 annually. However, we will be implementing a one-time special assessment in 2025 of $60 per household that will be earmarked for pool renovations. The special assessment should be paid by 5/31/2025.
We know that we will have to make major improvements to the pool in the next 3-10 years. This special assessment will allow us to begin our improvements in 2025. The projects for 2025 will include new filters, updating plumbing and fixes to the surface of the bottom of the main pool. Any remaining funds will be placed in a pool capital reserve account and allow us to plan for future repairs and renovations.
The $60 one-time assessment will be added to each household's account on 1/1/25. You may pay your special assessment directly to CCM just as you pay your dues via ACH or check. You may choose to pay monthly or as a one-time fee. Invoices will only be sent when an account is not up to date.

ARHOA Dues
Your monthly HOA dues will be paid to Cranberry Community Management. There are 2 options for paying your monthly dues. Option 1 Automatic Checking or Savings Withdrawal (ACH). This service is free of charge. When choosing this option you MUST complete an ACH form and mail to the address below. Payments will be automatic on the first of each month. Option 2 Manual payment through a coupon. Download the monthly coupon document and mail your check to the address listed below. Please note: Your monthly dues are due on the first of each month. NOTICE: The Master HOA annual dues increased by $10 per month for 2024. Effective January 2024 monthly dues are $60 per month or $720 annually. We remain committed to keeping dues as low as possible. This will be the first increase since 2017.
As we approach 2024, your Board of Directors and Custom Community Management would like to make sure that you have the information and documents you need to ensure timely processing of your association dues payments.

Please include a coupon if you are sending a check for your dues. If your dues are currently processed through ACH, your payments will continue to process with the increase. If you use the bill pay feature with your bank or use a third-party payment system, you will need to contact them if your dues change.
If you would like to use the ACH method for your dues payments, please send an ACH form with a copy of a voided check to CCM at P.O. Box 2225, Cranberry Township, PA 16066. A copy of the ACH form can be found here and on your community’s website.

Effective January 2024, a $5 late fee will be assessed to each unit that is not current on their monthly HOA dues. The $5 late fee will continue to be added every month until the unit is current. Your monthly dues are due no later than the 5th of every month. The $5 late fee will be issued on the 10th of every month with dues outstanding.
If you are already set up on ACH with Cranberry Community Management, they will automatically make the adjustment in dues.
If you are set up with your bank for online payment or Paylease (Zego), you will need to contact them (or log in to your account) and make the adjustment yourself.
